This 1.94 acre flat property sits on a Mesa (known as the Tableland) above the Sprague River valley in what's called Nimrod River Park (there is an actual County Park) just west of Walla Walla off Drews Ranch Rd. that fronts the river. The property has views of the mighty Sprague River to the south, not more than a half mile away. There is a neighbor below this property that has power. Access is off Drews Ranch Road which services the communities of Sprague River and Chiloquin. Head up Walla Walla (a hardscrabble road) that leads up to the tableland and Rim Dr. where the property is located. Below Drews Ranch Road is a 20 foot wide public access easement to the Sprague River which is famous for its excellent fishing. These properties are getting harder and harder to find as most owners don't want to part with their land and the ones that do usually want market or above market value making it difficult to find a reasonable asking price.

The southern boundary of this parcel has a barbed wire fence along with mature Pines and some Juniper trees. There are no HOA or POA fees associated with this subdivision and taxes are extremely low with no special assessments. There is no time limit to build and yes, you can drive up on the property with an RV and camp (or Glamp) for certain periods of time that may require a permit. If you plan to build the county requires that you submit construction documents for a permit. The county also (to what extent I do not know) accepts alternate building methods for instance Tiny Houses, and other alternative methods of construction. A quick call to either the Planning or Building Departments can get you going on the right track which I highly recommend prior to making a commitment to purchase.

Cash price will receive the best deal, however if you can't pay in full then I will take a down payment and put you on a payment plan that requires you using Bill Pay with your bank or a recurring credit/debit card charge for the monthly payments. I will finance without a credit check however you must use either of these methods for your payments.

If you choose to make monthly installments, I can finance you for up to 3 years at 6% APR plus an impound account for property taxes which only adds a little less than $2 a month to the principal and interest payment. So, if you put $500 down, the balance would be $10,499 and your payments will be $321 a month for 3 years. There will be no pre-payment penalties for paying off early and if you make more than the monthly payment, that amount will be applied toward principal.
