There is no time limit to build and yes, you can camp on your property without having a primary residence, provided of course you comply with any requirements set forth by the county of Modoc or the California Pines Property Owner's Association. A permit and subsequent fee may be required. If you purchase one of these lots on "terms" (a monthly payment plan) you will be allowed to camp on your lot and make minor improvements provided you are in compliance with any rules or regulations set forth by either the county or the Property Owner's Association (Poa). These lots have Cc&R's (Covenants, Conditions and Restrictions) of which a copy will be provided upon request and or when the property is finally deeded over to you when your last payment is made.
California Pines is located in Northern California up in Modoc County and the lots listed here for sale are in what's called Lake Unit 1-B, which surrounds the Lodge, Restaurant, and Pool. All utilities are available (underground).

Zoned Residential. These flat cleared parcels (no weed abatement is required as the POA maintains them) are all residential lots with utilities ready to hook up. There are 2 lots left to choose from. The lots range in size from 6,000 to almost 8,000 square feet, (average residential lot is 5,000 square feet). These lots are in what's called Lake Unit 1-B which has all utilities. You can build a conventional home, move in a mobile or manufactured one, or if you don't plan to build just quite yet you can either camp on your lot in an RV, Camper, or Tent for up to 30 days (a permit and fee may be required) or, if you have an RV pad constructed with electric and water hooked up, you can stay for up to 90 days per year without a permanent primary residence. There is no time limit to build and as a property owner you have all the amenities at your disposal. Property taxes and POA dues are all paid current.
The elevation ranges from 4,400 to 6,500 feet.
The entire Cal Pines area consists of 33,000 acres
The Lake (when the water level is at an average) is 256 acres and has 5 miles of shoreline.
Campgrounds consist of 3 in the Hill Units and 1 in the flat area near the lake.
There are 12 miles of streams throughout Cal Pines.

There is of course the Lodge, which has 25 rooms available with private deck, some with lake views. As a property owner, you get a 10% discount on whatever the rate is. The Lodge also has a Lakeside Steakhouse with a hearty menu of Steak, Lobster and Modoc Chicken to name a few. Don't want to eat, then sit yourself at the Lodge Sports Bar and watch a game on the TV or chat with family and friends.
Take a look at all the pictures and detailed maps I provided some of which are very recent (taken July 20,2021). Prices right now are on the rise but haven't quite reached those of years ago. So now is the time to buy.
Terms Of Purchase
The best method of course is cash, however with as little as down I can finance the balance for up to 3 years making the payments (which includes property taxes, and POA dues) of +/- a month. The only thing I require (I don't do credit checks) is that you either use Bill Pay with your bank so they can mail me the check each month or I put you on a recurring credit/debit card payment plan for the duration of the contract.
Please do all your due diligence prior to wanting to make a purchase, so give me a call when ready to buy. Keep in mind that I live in the Pacific Time Zone which is 3 hours earlier then the east coast of the Usa.
