Lot Description

Only $500 Down, no obligation to keep if you decide to walk out, but I am hoping to find a buyer who desires to keep the property. Nevertheless, it is rent-to-own, walk out anytime. You will own the property in about 15 years if make all payments. The property is Fcfs. See below for more details, and call to inquire, and and all details will be made clear in writing/legal documents.

The discount for cash buyer is 10% off the sale price. Pay off the property at any time and get 10% off the remainder of balance owed.

Stunning property with nice timber (both hardwoods and cedars) and about 460 feet of Direct frontage on the Corp Of Engineers “Take Line” at Bull Shoals Lake. A large 3.509 acre tract at the very popular Bull Shoals Lake about 30 miles from Branson, Missouri.

With about 460 feet of frontage on the “Take Line” at Bull Shoals Lake, you can walk directly from your property through the Corp Of Engineers land right to the water. Fish from the shore and fry up your catch on your own campfire. We have been told that you can also hunt in the Corp Of Engineers land which gives you hundreds of acres of additional hunting land adjacent to your property (in addition to the miles of accessible shoreline).

This 3.509 acre tract is located within an exclusive area called “Timber Shoals Ranch” on Bull Shoals Lake. This tract is a sportsman's dream sitting on a private peninsula on Bull Shoals Lake.

This special tract happens to be located at the southeast side of the private peninsula at Timber Shoals Ranch, in a private section called “Walleye Shores at Timber Shoals Ranch”. The tracts at “Walleye Shores” offer very easy access to the shoreline because the property slopes so gently to the water through the Corp Land.

Please see listing page at website below. Please be advised, I am not affiliated with Instant Acres. Please keep in mind, the Instant Acres website says the property HAS Been Sold, BUT The Property HAS NOT YET Been Sold. I have purchased land from Instant Acres and am attempting to sell the land I have purchased b/c I bought land elsewhere and on a meager salary must sell. So long as the listing is on Landflip or other online posting The Property IS Still UP For Sale. If you are reading this on Landflip or elsewhere, then the property is Still UP For Sale. They do not offer refunds or trades so the only way for me to get rid of the land is to sell the property myself. Once an arrangement has been made we can go on a 3-way call with Instant Acres to let them know what is going on. Thank you.

Additional Details: The property is Fcfs. Whoever puts the down payment down first, will own the property. "Rent-to-Own" feature means if you do walk out due to hardship or otherwise decide to walk out, you will be returned your down payment minus $500 assuming a clean up crew does not have to come and clean up any left behind "junk." If you have made improvements on the property, such as put in a driveway or cabin, upon sale to next property owner, you can recoup much of your investment. All details will be in legal contract documents in writing. Only $500 Down, or for a lower interest rate you can put down $1,500, $2,500 Down or $5,000 Down Owner Financed Rent-to-Own Lease Purchase. Thank you for your business. I look forward to an enjoyable exchange for an absolutely wonderful "dream" property. This property will make someone's dreams come true... And I look forward to making that happen for someone... Life is Good.

Directions to Lot

The property is actually only about 15 miles southeast of Branson although by road it is about 30 miles (they wind around quite a bit). If you enter the address: “2904 MOARK Road, Cedar Creek, MO 65627” into your gps/phone it should take you to the end of the paved road (MOARK Road). You will then go through the entrance area and proceed south to the property on the private easement roads. Since you cross the state line about a mile before you get to the property, it is actually located in northernmost Arkansas.

To get to the property from Branson you can go east on Highway 76 until you come to Highway 160. Then go east on Highway 160 to Highway M and go south (right). Now follow Highway M all the way down to MO/ARK Road and stay on MOARK Road until it ends. Now take a left at the end of MOARK Road onto the gravel and proceed south on the gravel easement roads to the property. Look for the sign in the trees which says “Tract 45”. Email or call us before you make the trip and we can give you the combo for the lock at the start of the easement road.

Then it is highly recommended you download the Free Mapright app to navigate your way to and through the property development through the easement roads. Very easy to get lost, but if you have the Mapright app, it's easy cheesy.
