Water Meter, Power, Septic, $470/Mo : Golden Valley : Mohave County : Arizona

Lot Description

Here's an awesome rare lot in Golden Valley, Arizona...Don't miss out at this sharply reduced price...

The lot is on 853 S. Eloy Rd (between Abrigo Drive & Redwall Drive).

I was going to build on this lot but plans have changed - as they do many times...

Huge Benefits:

There is a service pole for power - already on the lot.

There is a Water Meter installed - already on the lot.

There is a county permitted and approved septic system installed - already on the lot.

Mohave County Assessor Parcel Number: 306-16-182

Annual taxes are right under and paid up to date.

I made myself a few notes when I purchased, on reconnecting the services...it's on one of the images in the pictures gallery above.

Be sure to also open all the maps attached in files at the bottom of listing, under Land Maps & Attachments.

Mobile Homes are allowed.

RV Restrictions: 14 days max each occupancy, 30 days total for calendar year. If longer is desired, the RV shall be connected to the wastewater disposal system, and you must obtain a special permit.

I reduced the price sharply for a quick sale. Look for yourselves on Zillow and you'll see what I mean...

If necessary, I can owner finance this on a contract for deed at the following terms:

Purchase Price is get started: Buyer shall pay a Down Payment of + Doc Fee via Paypal.

I will email the buyer an invoice upon being notified you are 100% ready to purchase this property...please, serious buyers only.

Down Payment will be deducted from Purchase Price.

Remaining balance of financed via Contract for Deed with 3 options to choose from:

A) 20 Months with 4% interest, monthly payment of 30 Months with 5% interest, monthly payment of 40 Months with 6% interest, monthly payment of per month shall be added for prepayment of property taxes.

A Contract for Deed will be promptly sent to the buyer upon receipt of Down Payment.

When/if ready to buy, here is the simple process:

1. Buyers email me their full name and address.

2. I then prepare the contract and email it along with the Paypal invoice for the initial amount to get started.

3. That payment must be submitted promptly, and I then mark the Listing Sold.

Note:

I'm a very busy guy. There is no pressure to buy, so please don't send an email saying you are ready to proceed, if in fact you're not... "Drills" are not necessary - I know how to do this - I have sold thousands of properties over the past 20 years :)

Also note:

I encourage my buyers to use the land while on contract, enjoy it, make small improvements, etc.

To be perfectly clear, and in no uncertain terms: I am selling "vacant Land" - not entering into a "Landlord-Tenant" relationship...

That being said, if your intention is to start living and/or developing this land right away - then you must also pay for it in full right away - 100% use requires 100% ownership.

I need to mention this because I've had a few folks who presumptuously assumed since they paid a few hundred dollars to get into a land contract, they can now "move right in" and do as they please...
