Looking for a remote place in the Maine woods This rustic log cabin on Brandy Pond in the unorganized territories of Hancock County Maine has a big sand beach and over 1,400 feet of lake frontage.
This property is special because of the incredible 14.5 +/- acre lot. The frontage has sand beach and rocky shoreline for 1,400 +/- feet. The land is mostly level with the height of land being the cabin site. Softwood trees predominate the land with large white and red pine, spruce and huge hemlock trees. The old growth trees are a pleasure to walk through with little brush under a canopy of maturing trees. A walking or ATV trail leads from the cabin through the woods and along the shore terminating on the edge of the confluence of Runt Brook and Brandy Pond.
The old log cabin rustically built on site needs a lot of TLC with time starting to wear on the logs nearest the ground. It has some good bones though with concrete footings and a wood and metal roof structure that appears to be solid. We believe this is a structure worth salvaging for its good space, historic design and the sporting heritage that has been lived here.
The cabin is approximately 1,200 square feet and appears to have been built in 3 sections over time. The center section looks to be the oldest with a large living room space that doubles as extra sleeping area. It has a large wood stove and kerosene heater. A loft has a water storage tank and offers plenty of storage space for extra gear. The kitchen is a large open room and has a refrigerator and wood cook stove that also helps to heat the space. A large bedroom is alone on one end of the cabin and is adjacent to the full bath. This part of the cabin is on a foundation of poured concrete, concrete block and dirt floor and is the newest part of the cabin. A separate log constructed shed houses Atv's, boats, firewood and other tools.
Brandy Pond is a warm water fishery of 733 +/- surface acres with over 5 miles of shoreline and depths to 24 feet. The pond is round with a distinct large island in its center. The property has great views of the pond and island. On our recent visit to the pond we saw many wading birds and ducks, lots of moose sign near the pond and along Runt Brook that makes up part of the western bounds of the property. Most of the pond shoreline is undeveloped with most camps being located on the eastern shore a great distance from this property.
This part of Hancock County is very remote and accessed either from Rte 9 via the Stud Mill Road or from the north through Grand Falls Township and the working forests around Nicatous and West Lake. This is an area protected by Lands For Maine's Future with conservation easements and public reserve lands totalling more than 50,000 acres. It is a true outdoor recreation paradise. Many lakes, ponds, rivers and streams are available for exploration. The interconnected ATV and snowmobile trails provide access to most of eastern Maine. Bangor Maine is the nearest city and is approximately 45 miles from the lot.
