It is available on December 1, 2019. All Applicants Must Visit Farm TO BE Considered. Not first come first served. Background, credit and reference checks will be required. First, last and a full month security deposit required. Minimum of a two-year lease, maximum 5 years.

I live in (a) Paradox. Literally, figuratively, and metaphorically. Want to join me and allow it to flourish?

I live part-time in the guest house/office, and I rent the main house and the property out. I am seeking the right couple, family or individual to Rent my property while we both add infrastructure (you labor, me some labor and materials) to expand it into what we mutually envision.

I own 45 acres with BLM on 3 sides and a non-owned private 5-acre parcel to my West. The property is remote. It is nearly an hour from Moab, an hour and a half from Telluride and 2.5 hours from Grand Junction. Paradoxically, it is right on a state highway that goes nowhere, so access is easy with very little traffic.

The main house is a 1700 sq. foot Frankenstein of rooms all tiled and recently updated. It comes fully furnished or the furnishings can be removed. It can be outfitted as a 2 or 3 bedroom with one bath and a huge tub, washer and dryer, fireplace and all the amenities including decks on 3 sides and a big gas grill.

The property supports 40 organic fruit trees and 3 organic vegetable gardens. All of the crops but what I can eat has traditionally belonged to the tenant, but I am open to hemp or 24 plants of cannabis on a crop share for the right partner. No gorilla grows.

The most unique aspect of the property is that it mouths two canyons and a creek. The creek (LaSal) and East canyon follow onto public property and a county maintained dirt road that ends in a ghost town and abandoned copper mill. The South Canyon is on my property and can not be accessed any other way and it affords total privacy. There are ATV trails everywhere (except my canyon), 3 National Parks within 1.25 hours and I am cannabis-friendly and near the Utah border. There is no reason to think this won't be popular.

The acres are small (about 7) because they are surrounded by canyons that are largely inaccessible. I am writing this on Feb 2, 2019 in a sweater on the porch and no snow on the ground.

The farm has trailers, tractors, backhoes and gators to build it out. This summer might be an opportunity to start experimenting with some Glamping and learn the farm. A multi-year lease is best for this and profit sharing will be negotiated for anything beyond basic farming and the fruit trees.

The right tenant Must BE Able TO PAY per month rent, month in and month out, regardless of any other opportunities from the farm itself.
